Make your HOA dues count!

As we march, rally and cajole our elected officials to address the issues of global warming and climate change, it is important that we include our homeowners associations (HOA) in the group of elected bodies who must be committed to this effort.  According to data by the Community Associations Institute, [1] there are more than 323,600 homeowners’ associations in the United States, resulting in jurisdiction over 63.4 million Americans.

HOAs have quasi-political powers over its residents.  In many cases, they represent “government among friends,” where rules and covenants are adopted and enforced regarding upkeep of facilities to ensure that these communities look good and function well.  The HOA is an excellent source to incorporate sustainability practices, but some serious nudging by residents is needed to accomplish this.  In fact, HOAs in the past have been notable for employing restrictive practices that are contrary to a green lifestyle, all in the name of aesthetics.  Some of these practices include the prohibition of outside organic gardens that feature edible flowers and fruit, banning the use of outdoor clothes-drying and prohibiting the use of solar panels.

The first step to engage the HOA in going green is to get involved in the election of officers to the board of directors.  Often the individuals who serve on these boards are cajoled by the current officers to simply be a warm body to fill a vacant seat or they are individuals who join the board to fulfill a specific agenda– approval for a new playground or installation of speed bumps are immediate examples that come to mind.  Imagine the impact that a board of directors who are committed to climate change,  living green and sustainability would have on the community.  In addition to working to have a beautiful neighborhood, the community could adopt a plan for eco-landscaping, [2] which promotes a healthy environment with the selection of flowers and deciduous trees that save the soil, require fewer pesticides and herbicides and need less water to survive.

Those “green voices” on the board of directors of the HOA also encourage discussion on green technology.  The board could then make informed recommendations regarding sustainable products, and they may be able to get group discounts for some items.  This alone will spike residents’ interests in programmable thermostats, hot tub timers, CFL bulbs, motion sensors and green appliances.  Also, those “green voices” on the board could rally the residents to force the HOA officers to review restrictive covenants and remove the provisions that thwart sustainability, such as the prohibition of the use of solar panels.

The point to be made here is that the HOA should represent the community.  After all, the residents pay dues to live in these neighborhoods, and they should have a voice in the management of their developments.  The residents have the right to property management companies which truly look out for their interests, and the companies selected to do this should be versed in green living and capable of directing the board on instituting policies and procedures which help the developments they serve to be healthy communities in addition to being clean and beautiful.[3]

As we approach the season for HOA annual meetings and elections, we here at LGBG hope that each of you who live in communities served by homeowners associations use this opportunity to elect officials who will truly represent you and promote your agenda to live green, be green.

Perhaps the use of new and more ominous terminology will convince nonbelievers that global warming caused by climate change is a reality.  There is a possibility that our senses no longer are stimulated to initiate our fear and defense mechanisms when we hear terms like hurricane, tropical storm or even thunderstorm.  However, one has to admit that “post-tropical cyclone” wakes you up, as does tsunami and derecho.  The latter word even forces you to click on the online dictionary or Wikipedia so as to be informed of its meaning.  For those of you clicking those sites now, it is a fast-moving violent thunderstorm complex, a counterpart to a tornado, that creates wind damage along a swath of more than 240 miles and produces wind gusts of at least 58 miles per hour.

Whatever the terminology needed to stimulate the senses of the global warming nonbelievers, it is difficult to imagine that anyone can look at the pictures of the storm aftermath in places like New York City and New Jersey (especially Atlantic City) and not realize that global warming with its extreme weather occurrences is for real.  Let’s face it, even staunch Republican Chris Christie had a come-to-Jesus moment.  I applaud him for totally putting aside political concerns and recognizing that the damage he sees today is for real, not a movie set of post-apocalyptic New Jersey.  Hopefully, this experience will initiate conversation on strategies to make the environmental changes necessary to “turn the tide” in that state.

While some people still will point out that storms of this magnitude have occurred before, such as a similar occurrence on Long Island in 1938, experts agree that this storm delivered the worst damage in history to low-lying coastal areas.  It shattered records going back to 1969 in terms of kinetic energy, which is a measurement of wind speed integrated over the width of an area where the wind is blowing.  Also, it set a record in New York for the worst hurricane since the city was founded in 1624 due to its 9 foot storm surge on top of high tide, bringing water levels to 13.88 feet in the Battery.

It remains clear that proponents of green living support the movement to address issues of global warming and climate change and do not need catastrophic weather events to recognize that we need to take positive steps to save our planet.  They will do that anyway for many reasons, whether they be practical, moral, ethical, spiritual, economical or what have you.  However, let’s face it, now that Heaven and Earth have spoken, what more proof do the nonbelievers need?

In the coming days, let’s be safe, think green and live green.

Post-tropical cyclone attacks New York

 

Today on good news Monday, LGBG by PMD is excited to announce that the company will soon provide green job placement services. The decision to do this is a natural progression in the team’s focus on learning new things and using that knowledge to advance the causes of the green movement.

Over the past year, we have researched and shared information on all things green, celebrating the positives and making our audience aware of the problems that need to be addressed. Our discussions have included legislative issues, practical home and business solutions to green living, as well as conversations on sustainable energy and climate change, just to name a few. It is apparent to us that green initiatives now are entrenched in our society, and with that said, there are many opportunities for employment in green jobs. A review of several recruitment and employment boards, however, indicates that most companies tend to throw the green jobs in with all the other employment opportunities. Our team would like to see a job service that exclusively devotes itself to the green market sector with a platform that services both companies looking to hire and job seekers.

We feel that such a service will save time for job hunters committed to finding green jobs because they will not have to wade through tons of useless ads that are not applicable to them. Also for businesses looking to hire, they will not be bogged down with ads from other businesses totally unrelated to green initiatives. Our site will be exclusively green. It is our promise that any company listed on our site will meet the standards of being a green company. Conversely, potential employees referred to these businesses will be carefully screened to make sure that they meet the requirements for jobs offered by any potential employer.

Mahatma Gandhi said “Be the change you want to see”. Our team at LGBG by PMD wants to see a healthy green world, and we feel that our new venture into green job recruitment represents a great opportunity to positively advance the green movement so that we all can live green, be green.

As we enter the second week of Vegetarian Awareness Month, hopefully green initiates are using this period of awareness to take a look at their nutrition and using the abundance of information found on green websites to tweak their diets.  Having done this myself, I conclude that veganism and vegetarianism produce better consumers.

One of the first thing I learned from studying the veganism and vegetarianism is that decisions regarding the purchase of food should be addressed prior to going to the grocery store, rather than while walking up and down the food aisles.  With research at home, the consumer is better prepared to decipher and understand food labels and, most importantly, to recognize a real deal.  Prepackaged foods full of chemicals and preservatives then will be recognized as not deals at any price.  Also, the consumer learns that often it is a better deal to visit local farm stands to take advantage of fresh vegetables and fruits grown locally as opposed to those on the store shelves that were shipped from distant warehouses and are not fresh.

Veganism and vegetarianism also focus on education.  Most of the people and organizations committed to this movement are more than happy to share interesting and helpful tips and suggestions with interested consumers.  Even some stores, such as Whole Foods, have available books on the values of healthy eating, including cookbooks with recipes to prepare healthy and appetizing meals, which they will loan to consumers.

Some of the concerns voiced by consumers who question vegan and vegetarian diets are noteworthy.  One of the principal issues raised is the cost of vegan and vegetarian diets, which can be expensive.  The important thing to consider here is that there is a happy medium.  It is possible to study the benefits of a vegan or vegetarian diet and then to introduce more fruits and vegetables into meals, along with meat, seafood and dairy.  The vegetables and fruits can be made the centerpiece of the meal and the meat or seafood the side dish.  Another concern mentioned is the need to satisfy the necessary dietary requirements for protein, fat and vitamins derived from meat.  Research into nutritional values of vegetables and fruits, along with the addition of beans and legumes is mandatory to guarantee a healthy diet.

Healthy living mandates healthy eating.  Moderation in all areas of life also is key to healthy living.  Learning about vegan and vegetarian diets offers the opportunity to become better consumers and reinforces the need to live green, be green.

Let’s Learn to Be Green Consumers

 

The key to green living and sustainability most often lies with grass roots efforts by dedicated individuals with personal vested interests at stake. A situation such as this gave birth to the Shell Recycling Alliance. This group consists of members of the local oyster shucking community with family legacies of care and commitment to the Chesapeake Bay. They recognized that the tons of oyster shells discarded at events where they shucked could serve a useful purpose, and they got together to do something about it.

Oyster shell is a limited natural resource that provides a habitat for new oysters in the Chesapeake Bay. The University of Maryland Center for Environmental Science Horn Point Hatchery uses it for its oyster setting process. This program spawns oysters taken from the wild, creating larvae or spat, which is released into large tanks with cages of oyster shells to set. The newly spawned oysters are fed algae and upon reaching maturity, are returned to the Bay. The Shell Recycling Alliance (SRA) has teamed up with area seafood restaurants throughout Maryland, Virginia, Washington, D.C. and Delaware to save oyster shells, which are collected and delivered to the hatchery to be used for setting to replenish the bay oyster population. To date, the SRA has provided around 75,000 bushels of reclaimed oyster shells to the program.

In addition to being a food attraction, oysters play a major role in the health and survival of the Chesapeake Bay, as the filtering capacity of the entire oyster reef community is vital to the Bay’s water quality. By virtue of its algae consumption, an oyster filters water at a rate of up to approximately two gallons an hour. This filtration clarifies the water, allowing bay grasses to receive more sunlight and become more plentiful. As a result, oxygen levels in the water increase, which in turn, leads to reduced wave energy and shoreline loss. The end product is a healthy habitat for aquatic life.

Thanks to the actions of concerned people committed to the protection of our waters, oyster replenishment programs now operate not only in the Mid-Atlantic States, but also up and down the east coast. Green living is recognized overall as the right thing to do to protect the environment, improve our health and literally to save our planet. As an added bonus, green home improvement can raise your financial bottom line by increasing the value of your home. Researchers at the Berkeley and Los Angeles campuses of the University of California conducted a study of 1.6 million single family homes in the California market sector that sold between 2007 and 2012 to analyze the value of green home labels. Of the homes in this sample population, 4,300 were certified with green home labels from EnergyStar, GreenPoint Rated or LEED for Homes. Results indicate that of the average California homes priced at $400,000, residences with green labels sold for about $34,800 more or 9 percent higher than homes without the green label.

Researchers have labeled this result the “Prius effect” wherein a higher premium was placed on houses with green labels. This finding correlates with the environmental ideology of the area measured by the registration of hybrid vehicles. In communities where “green thinking” predominates, ownership of green homes and cars is a status symbol and a source of pride.

In recent years, awareness of the extent of global warming and the increase of greenhouse emissions has impacted the housing market significantly. This is especially true in warmer areas of the country. Residents in hotter climates are paying extra attention to the benefits of green homes, which include lower utility bills due to greater energy and water efficiency, healthier indoor air quality and improved environmental features, such as convenient access to clean, eco-friendly transportation and close proximity to parks and shopping and entertainment facilities.

The Prius effect is proof that green initiatives at the community level are far-reaching. Improving communities one at a time leads to a change in mindset and ultimately to a revolution. Let’s live green, be green.

Starting a green regimen can be a rather daunting task.  Even browsing the Internet yields so many “hits”, making it  difficult to determine where to begin on this journey.  Attending a green expo is a great way to get educated on green programs and products.  These events feature green commodity manufacturers who showcase their goods in a central location while permitting consumers to view these offerings thoroughly and ask questions.  Demonstrations at these events are both informative and entertaining.  

Green expos can be found in different regions of the country year round.  With a little research, it is possible to find an event in most areas.

One such upcoming event is “Greening Up at the Expo” in Central Point, Oregon this weekend (June 30 through July 1, 2012).  This expo will feature greater than 50 exhibitors and 27 sponsors and will include presentations on many areas of green living, including jobs, financing, entrepreneurship, eco-nature tourism, home building and remodeling, gardening, transportation and energy.  Further details about this expo can be found at theoregongreenexpo.com.  

A second noteworthy upcoming green expo is the “Living and Eating Green Expo 2012” in Cleveland, Ohio.  This event will feature several keynote speakers on topics such as plant-based diets, women, sex and food, food selection and cancer risk, breaking food seduction, and the impact of living green.  There will be several vendors available, who will distribute information and product samples.  Also included is a Vegan Food Fest.  The “Living and Eating Green Expo 2012” will be held on September 8-9, 2012 at Lakeland Community College.  Further information can be found at http://thejourneymag.com/living-and-eating-green-expo-2012/.

A third newsworthy upcoming green event is the Natural Health and Products Expo presented by Green Events LLC.  This expo will be held in Oshkosh, Wisconsin in January, 2013.  It will feature organic cuisine, how-to workshops, and health screenings, along with a marketplace of eco-friendly businesses selling a variety of products from natural body care items to organic cotton clothing and Fair Trade gifts.  The venue for this event is the Sunnyview Expo Center in Oshkosh.  Additional information can be found at http://thejourneymag.com/living-and-eating-green-expo-2012/.
